The Nice median: €4,846/m²

According to figures from the Notaires de France reported by Nice Mag on 28 September 2026, the median price of existing apartments in Nice stands at €4,846/m², based on 6,341 transactions. Over one year, prices are down 1.4%; over five years, they remain 14.2% higher.

These figures describe the market as a whole, across all property types: studios, one-bedroom flats, small units in working-class districts. They say almost nothing about a top-floor three-room apartment with a terrace and sea view, which sits in a segment of its own.

Neighbourhood ranking (first half of 2026)

The Maison Masséna study for the first half of 2026, based on data from the OIH and the Alpes-Maritimes notaries (published by 107 Promenade on 2 July 2026), ranks the ten most expensive neighbourhoods in Nice as follows:

Online estimates: beware of the gaps

Figures vary depending on the method. As of 1 July 2026, MeilleursAgents puts the average price in Mont-Boron at about €6,306/m², within a range of €3,313 to €12,168/m². Efficity gives an average of €8,090/m² for apartments currently on the market, with 80% of properties between €4,970 and €13,610/m². The notaries, who measure actual completed sales, give €9,350/m².

This gap illustrates an essential point: an automated average estimate covering all property types is no substitute for comparison with genuinely equivalent properties (floor, view, condition, outbuildings).

What pushes prices up: sea view and parking

The Maison Masséna study estimates that a sea view adds about 14% to a property's value in Nice, and that a parking space is worth about €38,000. The median size of an apartment sold in Nice is 60 m² in the first quarter of 2026, and annual volume is about 18,670 apartment sales, down 3%.

These factors explain why an 83 m² three-room apartment on the top floor, with a terrace, panoramic view, high-end renovation and a garage, is positioned above the neighbourhood median.

Where does the Le Vert Boron apartment stand?

The apartment is offered at €1,190,000, or about €14,337/m² for about 83 m². That is well above the Mont-Boron notarial median (€9,350/m²), which is consistent with its upper-segment features: 8th and top floor, 180° panoramic view, terrace, full renovation and garage included.
