Apartment with a Sea-View Terrace in Nice: What to Check Before You Buy
A terrace facing the sea is the stuff of dreams, but not all terraces are equal. Here is the checklist we recommend to a buyer, using the 11 m² terrace of the Le Vert Boron apartment as an example.

A sea view you pay for, but one you can measure
The Maison Masséna study for the first half of 2026 puts the value added by a sea view in Nice at about 14% (107promenade.com, accessed 3 October 2026). That is no small matter on a property worth over a million euros, so make sure the advertised view is real, wide and lasting.
The checklist

- Surface: ask for the exact size of the terrace (not just the apartment's total). Here: 11 m².
- Exposure: visit at several times of day. A terrace that is pleasant at noon can be very hot at 5 pm.
- View: at what angle? Here, the view opens at 180° over the bay, Castle Hill and the city.
- Lasting view: on a high floor the view is less exposed to new construction; still, check the local urban plan and the presence of the protected forest.
- Overlooking: note neighbouring windows and the shade cast by trees.
- Sun and wind protection: awning, privacy screen, flooring materials.
- Waterproofing: ask for the building's latest works and diagnostics.
- Co-ownership rules: terrace enclosure, pergola, awning: what is allowed.
- Use: access from the living room, whether you can dine outdoors and entertain.
- Upkeep: co-ownership charges (€259/month here) and works voted or to be expected.
Living on your terrace in Nice
Nice's climate lets you use a terrace for much of the year. An awning and suitable furniture extend the season. In Mont-Boron, the altitude and the neighbouring forest bring cool air in the evening, and the quiet of the district does the rest (see living in Mont-Boron).
At the Le Vert Boron apartment, the terrace is reached from the open living room, with its open-plan kitchen and central island. You can eat outside, facing the panorama.
What the Le Vert Boron apartment shows
The listing photographs show an unobstructed panorama over the Bay of Nice, the port, Castle Hill and, in the distance, the coastline. The apartment is a three-room flat of about 83 m² on the 8th and top floor, priced at €1,190,000, with a garage. To see where this price sits in the market, see our price per m² in Nice by district.

Viewing it wisely
Plan at least one visit in the early afternoon and one at the end of the day. Bring a photo of the view to compare it with the listing, ask for the last three minutes of general meetings, and raise the question of waterproofing works. Request a viewing.
Fitting out and maintaining your terrace
A terrace open to the bay needs an awning or a pergola to be usable in high summer; first check what the co-ownership rules allow and whether a prior declaration is required. For upkeep, choose materials that withstand salt and wind (large-format non-slip tiles, aluminium or teak furniture), and plan an annual cleaning of the surface and the drains to prevent leaks.
Potted plants that tolerate wind and heat (olive, lavender, rosemary, agave) suit Nice's climate and add greenery without weighing down the structure. Consider the floor's load capacity before installing large planters.
