Terrace Apartment in Mont-Boron, Nice: Prices, Offers and Buying Advice

Mont-Boron is the neighbourhood of Nice with the most terrace apartments opening onto the bay, and also the most expensive. Here is what you can find there, at what price, how to compare offers and how to prepare a purchase.

Why look for a terrace in Mont-Boron?

Mont-Boron is a residential hill between Nice and Villefranche-sur-Mer, backed by a forest park of about 57 hectares (Tripadvisor, SeeNice, accessed 3 October 2026). This protection limits new construction: open views over the bay are more lasting than elsewhere, and terrace apartments on high floors remain few. That explains the price level, higher than in any other neighbourhood of Nice.

Day to day, the neighbourhood is quiet, away from through traffic, with the forest and the coastal path close by (see living in Mont-Boron and beaches and the coastal path). In return, the hilly terrain makes a car or two-wheeler very useful: a garage or parking space is a real selection criterion.

The most expensive properties combine top floor, terrace and sea view.

What sets two terraces apart

  • The real size of the terrace: it is not included in the Carrez-law surface area and comes on top of the stated surface.
  • The floor and the view: an open top floor over the bay cannot be compared with an intermediate floor that is overlooked.
  • Parking: a space is worth about €38,000 in Nice according to Maison Masséna; a closed garage is an asset in Mont-Boron.
  • Condition and energy rating: a fully renovated property avoids works; Le Vert Boron is rated DPE D, GES A.
  • The residence: caretaker, security, condition of the lift, service charges (€259/month for Le Vert Boron).
